What a reroof involves, step by step

These photos are all from one of our jobs in July 2026: a hipped roof on a semi-detached house whose concrete tiles had reached the end of their life. This is the order every reroof follows.

Lancaster's roofs are as varied as its streets. The terraces climbing out of the city centre were roofed in Welsh and Westmorland slate well over a century ago. The semis of Scotforth, Bowerham and Skerton came later, in clay and concrete tile. Out towards Morecambe and Heysham the weather arrives straight off the bay.

How to tell which your roof needs

A good roofer will not sell you a new roof when a repair will do. These are the signs we look for.

A roof repair is usually enough when

  • The damage is in one place: a few slates, one cracked tile, one length of flashing
  • The leak started after a storm and the rest of the roof is sound
  • The felt and battens under the damage are still in good order
  • The roof is not sagging and the ridge line runs straight

Reroof Lancaster: your questions answered

How much does a reroof cost in Lancaster?

It depends on the size and shape of the roof, the covering you choose, how much scaffolding is needed and what condition the timbers are in once the old roof is off. A small terrace in concrete tile and a large detached house in natural slate are very different jobs, so we measure and inspect before we price. Quotes are free and carry no obligation. How long does a reroof take?

A straightforward reroof on an ordinary house is measured in days, not weeks. Larger roofs, natural slate, hips, valleys and dormers all add time, and so does the Lancashire weather. Your quote will include the time we expect to be on site.

How do I know whether I need a reroof or just a repair?

One-off damage, such as a few slipped slates, a cracked tile or a length of lifted flashing, can be repaired. A reroof makes more sense when the problems are spread across the whole roof: slates sliding everywhere because the nails have gone, tiles turning porous, felt that crumbles when touched, or leaks that return in a new place each winter. We can inspect the roof by drone, free of charge, show you the pictures and explain both options.

Do I need planning permission or Building Regulations approval to reroof my house?

Replacing a roof covering with a similar one does not normally need planning permission, unless the house is listed or in a conservation area, in which case speak to Lancaster City Council first. A full reroof usually does come under the Building Regulations, mainly so the insulation is brought up to standard while the roof is open. Ask us how this will be handled when we quote.

Can we stay in the house while the roof is replaced?

Yes, in almost every case. The work happens from scaffolding outside, and the roof is stripped and covered in sections so the house is not left open to the weather. Expect noise during the day and keep the loft clear of anything you would not want dust on.

Is a new roof guaranteed?
